A flood insurance quote is an address-and-building proposal, not a number that can safely be carried from one Florida neighborhood to another. Give agents the same property information and ask them to identify the policy being offered. Keep the research map, lender correspondence and quote documents together without treating any one document as the entire answer.
Identify what is being insured
Request separate explanations of building interests and belongings, including how the policy would value an applicable loss. A renter, a house owner and a condo owner may need different questions answered. Ask which parts of a building, lower-level spaces or stored contents have limitations. If information about the property is uncertain, ask how it affects the proposal and what evidence would resolve it rather than filling the gap with an assumed premium.
Compare contracts, not just carrier names
Florida DFS distinguishes NFIP and private-market flood arrangements. Ask the agent to identify the insurer or program, the coverage form, deductible and exclusions in each offer. Record whether an apparently broader benefit is actually included in the contract you would receive. A lower payment is not meaningful if building and contents limits, valuation or temporary-living provisions differ. Ask the lender to confirm any requirement it imposes instead of assuming every offered policy satisfies it.
Check the effective date and purchase sequence
Ask when the requested protection would start and whether a waiting period or other condition affects that date. Obtain the answer for the actual transaction rather than relying on a general summary. Keep flood cover separate from ordinary property insurance in your budget so it is neither omitted nor counted twice. Record the deductible cash exposure and any urgent move-in deadline; being able to afford a policy does not establish that it is effective when needed.
Evidence to collect for this comparison
| Decision item | Evidence needed | Your record |
|---|---|---|
| Property specification | Address, building details and interests being insured | Save the document, date and questions still unanswered. |
| Equivalent proposal | Policy form, valuation, limits, deductible and exclusions | Save the document, date and questions still unanswered. |
| Start-date confirmation | Written effective date and any lender acceptance | Save the document, date and questions still unanswered. |
Use the evidence before choosing
Compare offers using identical property facts and retain differences that cannot be reconciled. The quote tool annualizes a stated policy payment, but it does not choose between flood contracts or determine lender compliance. Take unresolved eligibility, coverage or effective-date questions to the insurer, agent or responsible program before committing.
