This is an educational evidence checklist, not a verified local-price report. It has not been independently reviewed by a licensed financial, insurance, tax or other professional. No provider quote or individual eligibility has been verified.

A Broward County budget should identify the municipality and building before it assigns a monthly cost. Countywide comparisons can hide different service arrangements, association obligations and daily routes. Use this checklist to turn one actual rental or purchase into a documented household plan, then compare a second Broward property with the same household needs.

Resolve the property and municipality first

Find the parcel in the Broward County Property Appraiser’s records and confirm its address and jurisdiction. For a purchase, use the office’s buyer guidance and estimator instead of carrying over the seller’s tax payment. Keep the estimate and its assumptions with your offer research. For a rental, ask who pays water, sewer, refuse, parking and building charges. A mailing address, an advertised rent and the county name do not together establish the full occupancy cost.

Build a realistic Broward travel week

Write the actual workplaces, school pickups, medical appointments and shopping destinations on one weekly calendar. Investigate BCT’s current routes and service times for those journeys; do not treat a nearby stop as proof that the trip is practical. Compare the final walk, transfer and return journey with driving, parking and vehicle use. If a household needs two vehicles at the same time, put both into the scenario. A lower housing payment should not conceal that dependency.

Separate building obligations from storm exposure

For a condo or association property, request the current fee schedule, budget, reserve information and known assessments. Ask which utilities and insurance responsibilities remain with the occupant. Independently check the address in FEMA’s map and the official evacuation resources; those answer different questions and are not an insurance quotation. Obtain written coverage and deductible proposals for the specific building. Keep premium payments, one-time move-in fees and money retained for emergencies in separate report categories.

Record the address, document, amount, date and unresolved questions. Blank means unknown; enter zero only when a charge does not apply.

Use the evidence to make the decision

Compare two complete Broward address files rather than two advertised prices. Mark any unanswered association, service or insurance question as unresolved; do not replace it with a county average. Enter documented recurring figures in the city-budget worksheet and use the move report for deposits, closing costs and reserves. Save the quote dates so the comparison can be updated before signing.
